Only people who have children can live in our communities.
This statement is false. Anyone over the age of 18 and who meets our resident selection criteria can move in.

When moving into most of our rental communities the resident pays limited utilities.
This statement is true. The property pays the water and sewer for all properties. Depending on the rental property, some trash removal, electric and heat is paid by the property which means it would be free to the resident.

Apartment Rent is based on an applicant's income.
This statement can be true and false. If a person receives rental assistance from the apartment community, their rent will be 30% of their adjusted gross annual income. If no rental assistance is available, a person will pay between the basic and note rate rental amount (depending on their income) for that particular apartment community.

Everyone who lives in our properties receives government rental assistance.
This statement is false. There are only a number of rental assisted apartments available at most apartment communities. If you qualify for rental assistance at the time of move in and none is available, you are automatically eligible to receive rental assistance when it becomes available. When a current resident who has rental assistance moves out or no longer qualifies, then rental assistance becomes available. We have no idea how long it will take for a current resident to receive rental assistance. Rental assistance is assigned to the resident who is paying the highest percentage of their income (GTC) toward their rent subsidy at the time Rental Assistance becomes available.

Everyone who receives rental assistance through an apartment community lives there for free:
This statement is false. Not everyone who receives rental assistance pays zero rent. Their portion of rent is still based on 30% of their adjusted gross annual income.

Anyone can live in the Senior Communities.
This statement is false. These properties are designed to accommodate a Resident or Co-Resident who is 62 years of age or older, or disabled regardless of age.

An applicant needs some type of income to move in.
This statement is true. A budget worksheet is completed with the applicant to see if they have enough income to pay the following: basic rent, electric, food, clothing, laundry, phone, automobile payment, automobile insurance, gasoline, medical, etc. Income can be received from a job, school grants and loans, contributions, child support, social security, personal contributions, savings, etc.

Apartment rental amounts will always be the same.
This statement is false. Whenever a resident has an increase in their income exceeding $100.00 per month or a decrease of $50.00 per month, at their request, they need to complete new paperwork to have their rental amount re-evaluated. Rent is based on 30% of their adjusted gross annual income. A resident's rental amount also could change if there is an apartment community wide rent change or utility allowance change.

The Duplexes (or Villas) we manage have rental assistance available.
This statement is false. There is no assistance available through the rental community; but, we do accept Department of Housing & Urban Development (HUD) Section 8 Certificates or vouchers or other outside housing agency assistance.
